Sold homes set the value. Active listings set your competition. We will walk the comparable sales with you line by line and choose the strategy together: a number is something we arrive at, not something we hand you.

The first two weeks decide more than the next two months. A listing earns its biggest audience the week it debuts: it is the reason the Red Carpet Rollout exists, and it is why Zillow's Showcase data above measures success in the first 14 days.

Today's buyers shop for a home the way they shop on Amazon. If your price sits outside the number they typed into the search, your home is filtered out and they never see it. They don't send a low offer to test the water: they simply move on to a home inside their budget. How we position the number

Three ways to price.

The same home priced three different ways pulls three different results. At the appointment we choose the one that fits your timeline and your goal.

Market value · Steady & certain

Priced exactly where the market says it should be: right where the comparables land. Usually good for a couple of showings and, hopefully, one solid offer.

Event-based · The most offers

Priced to spark competition: the play that turns urgency and fear of missing out into multiple offers. We're not in the business of giving houses away, and neither are you: pricing it to feel like a deal is exactly what can push the final number well past what the market thought it was worth.

Aspirational · Rarely advised
